Once you have instructed an estate agent to sell your property, instruct a conveyancer to draft a contract and apply for the title deeds. So the paperwork is ready if a buyer should make an offer.
Not all buyers are equal. Try and find out as much as you can about your buyer’s finances. Cash-buyers and first-time buyers are ideal. If your buyer has a property to sell, confirm it is under-offer before you exclude other buyers. Property chains can quickly bring your best laid plans to a grinding halt.
