This family-friendly place is a firm favourite amongst Norfolk’s market towns. Swaffham’s local folklore tells of a pot of gold being discovered in an orchard and used for the benefit of the town. Add plenty of history, some beautiful old buildings, excellent local amenities and you’ll strike lucky with a new home here. Swaffham is the crossing point for two of Norfolk’s main road routes, connecting the unspoilt countryside and the coast with the larger towns in the area, so it works well as a base for work and play.

Living here

The Buttercross Market Place is the focal point of the town and there are a lovely mix of shops around it. There’s a market every Saturday and a Farmers’ Market twice a month bringing a lovely atmosphere to the town, as well as all that fresh produce. In addition, Asda, Tesco and Waitrose supermarkets are on the northern outskirts of Swaffham. With a golf club, rugby club, football club, skatepark and its own schools, Swaffham just about covers everything.

Getting around

The A47 Birmingham to Great Yarmouth road bypasses the town, while the A1065 passes right through the centre. Both are convenient and easy routes across the county. The county capital Norwich is just under 30 miles away, it takes about an hour to drive there. Kings Lynn is 16 miles away. For mainline train services Norwich, Kings Lynn and Peterborough provide connections for Cambridge and London. Norfolk is beautifully rural and so the local bus services are part and parcel of getting around too.

Going to school

The town has the bonus of its own primary and secondary schools: Swaffham CE Junior School and The Nicholas Hamond Academy which is a coeducational school with a sixth form and academy status.

Enjoying yourself

As well as the sports clubs in the town, the cafés around The Buttercross Market Place and three pubs to choose from, you’ve got the fabulous resource of Norfolk’s beaches within easy reach. The smaller coastal towns and villages of Heacham, Hunstanton, Holme-next-the-Sea and Wells-next-the-Sea are to the north, and the ever-popular resorts of Cromer, Great Yarmouth and Lowestoft are to the east and south east. Whether it's family-fun beaches, nature reserves or just the scenery of the Norfolk Coast Area of Outstanding Natural Beauty, all are an easy day trip away from home. Even the Queen has a home nearby and Sandringham Country Park is another local favourite.
