Close to Junction 29 of the M5 and overlooking the A30, Cranbrook offers fantastic transportation links to Exeter and the wider South West. Exeter Airport offers European links and is a short drive from Cranbrook.

Environmentally friendly Cranbrook has its own District Heating System to enable its carbon footprint to be reduced. New homes will not have a boiler but will have hot water piped from a central source within Cranbrook giving hot water and heating 24 hours a day, seven days a week. Fuelled by a sustainable source, in the long-term this will reduce the use of fossil fuels.

Shopping

There is a large Co-op situated in Broadclyst only about a 5-minute drive from the development. The lovely village of Ottery St Mary with a Sainsburys, banks, butchers, chemist and two Indian restaurants amongst other quirky little shops, isn't too far away. If you need a large Tesco superstore there's one at Clyst Heath, Exeter or there is online grocery shopping facilities.

A Town Centre for the new community will be delivered in Phase II with a range of retail shops and office facilities to give Cranbrook a heart and a focal point for shopping and leisure.

Leisure

A Rural Country Park and a number of play areas give ample space and amenity to encourage use of the rural location, streetscapes and the mixture of hard and soft landscaping have been designed to create an easy living lifestyle.

Education

Two new primary schools and a new secondary school will be provided through the duration of the development with the first primary school in Phase I along with the multipurpose building which will cater for a range of community facilities. Both facilities will be open in September 2012. The new community will have its own dedicated Town Council along with commitments to community engagement to enable Cranbrook to grown into a new and vibrant community.

The remaining primary school and secondary school will fall into Phase II of the scheme and will deliver the whole range of educational needs.

Transport

A labyrinth of cycleways and footpaths will be constructed and with highway improvements to the A30 and the new Clyst Honiton bypass a dedicated bus service will be provided within Phase I. Cranbrook will be making contributions to maintain the bus service until the new community has a life of its own.

Cranbrook sits close to the Exeter railway line which will have a new railway halt to enable Cranbrook residents to get to and from Exeter and the surrounding areas.

Health

local doctors can be found at Pinhoe and Broadclyst which are between 2.5-3 miles from our development.

The Royal Devon & Exeter hospital is approximately 7 miles from Cranbrook.
