Finding the ideal new build home in Market Harborough

Eco-friendly features, a great layout and the convenience of Part Exchange are just some of the reasons why Owen and Joanna chose to buy a new family home at The Hawthorns in Market Harborough.

Owen and Joanna have been together for 5 years, and already owned a home before moving to The Hawthorns. However, the uncertainty of the housing market meant Part Exchange became their go-to option. The scheme provided the security and certainty they needed in the process of moving house, which is often a stressful time.

Friends and family had often experienced the disappointment of house sales falling through at the last minute on the open market, but using the Part Exchange scheme, having Persimmon as a guaranteed buyer meant Owen and Jo could move to a bigger and better opportunity at The Hawthorns.

They told us all about their buying experience, and what led them to choosing their home.

We fell in love with the idea of new build homes at our previous property, but this one gave us the chance to plan even before the first bricks had been laid. We don’t have the time or resources to do-up an older property, plus the environmental improvements with insulation and solar panels were also very attractive, and having an in-built EV charging point will help us future proof our transport decisions.

With this in mind, we came across The Hawthorns development in Market Harborough. We settled on the area because Joanna works nearby and I needed access to direct rail lines into Nottingham and London, both of which can be obtained from Market Harborough station.

There are other new build developments in Market Harborough, but none of them measured up to Persimmon’s. The option to Part Exchange meant we were able to afford our dream property because the numbers were generous, more so than other developers in the region.

We chose a Warwick house type, largely because of the size of the garden, the layout of the rooms, and the financial calculations. Part Exchange also meant we had to have a 70-30 differential between what we were selling and the new Persimmon home, and the Warwick made these numbers work.

We were provided an offer with flooring, turf and white goods all included, which was so attractive and much better than anything we could have achieved on the open market. We reserved that same week!

We were really pleased with the support we received from the Persimmon’s team. Chris, the sales advisor, made us feel at ease from day one and it was great getting to meet the site manager, Chelsey, and understand the progress as each layer of bricks was added and new options presented to us to make this more than just a new home: our home.

Chris was always available if we had any questions and even recommended a reliable firm of solicitors to us. We were wary initially as we’ve been stung by recommended solicitors in previous purchases with different developers, but the firm that Chris recommended were so helpful and communicative. They were really clued in with Chris and Persimmon’s legal team which made the whole process a lot easier. It sounds strange to be congratulating them for doing their job, but given our past experiences this felt like they’d all gone above and beyond.

We asked when the property would be ready by and were told April. We didn’t believe them at first, and would have been in at the end of April 2024 were it not for our removal lorry breaking down en route. Despite this hiccup, Chris and the team were so flexible that it took a lot of the stress out of the situation and made a challenging situation, manageable. We moved in the next day and have been deliriously happy ever since!

I’d recommend anyone looking at a Persimmon new build to make themselves aware of the range of purchase options. There are so many, including Part Exchange, that put them above and beyond other developers in the market and their approach has enabled us to feel part of the community after such a short span of time.

Owen and Jo’s favourite things about their home

  • Living somewhere so close to work and commuter lines to London, yet still so quiet and close to the countryside that we can be there in two minutes.
  • The fact that the lawn was turfed means we can do what we want with the garden and we’re not traipsing mud around.
  • Finally settling close to friends and family.
  • Seeing everything we talked about before Christmas become a reality only 6 months later.
  • The professional finish of the house.
