What is Deposit Bridge?

Deposit Bridge is designed for people who have a good income but haven't been able to save a large deposit.

Instead of buying your home straight away, our trusted partner Wayhome buys the property on your behalf. You move into your brand-new Persimmon home** and enjoy fixed monthly payments for five years, giving you the confidence to settle in and make it your own.

At the end of your agreement, you'll have the opportunity to buy your home with a 10% discount on its market value. This discount can help replace the need for a traditional cash deposit, making homeownership more accessible.

Is Deposit Bridge right for you?

Deposit Bridge could be ideal if you:

  • Have a steady income of at least £35,000 but little or no deposit

How Deposit Bridge works in 5 easy steps

Complete a quick five-minute affordability check with Wayhome to find out how much you could comfortably spend. Once you've received your Home Budget, you're ready to start looking for your new home.

Browse a range of selected Persimmon homes available through Deposit Bridge on the Wayhome website, book a visit and reserve the home that's right for you.

Deposit Bridge is available on selected plots and is subject to approval.

Wayhome buys the property for you while you prepare for future homeownership.

Before you move in, you'll pay:

  • £1,000 reservation fee
  • 1% purchase option fee

Your reservation fee is deducted from your purchase option fee. Once you've moved in, you can settle in and make your new home feel like yours, whether that's adding your own style or welcoming a new pet.

Plus, we’ll also throw in the following specifications so you can move in straight away:

  • Flooring throughout
  • Fridge freezer
  • Turf to the rear garden

Your monthly payments are fixed for five years, giving you certainty without the annual increases you’re likely to get while renting.

After five years, you'll have the opportunity to buy your home with a 10% discount on its market value.

This discount can help replace a traditional cash deposit and may allow you to apply for a 90% loan-to-value mortgage, subject to lender criteria.

If your life circumstances change, there is no obligation to buy and you may be eligible to receive up to 7% to support your next move when the home is sold.***

Here's how it could work in numbers: 

If your chosen home costs £300,000:

  • Reservation fee: £1,000
  • Purchase option fee: £3,000 (1%)

The £1,000 reservation fee is deducted from your purchase option fee, so you'll pay a further £2,000 before moving into your home.

After five years, if the market value of your home is £330,000, your 10% discount would reduce the purchase price by £33,000.


 

Frequently Asked Questions

No. Deposit Bridge is different from the Government Right to Buy scheme available to eligible council tenants.

Deposit Bridge gives you the opportunity to buy your home after five years, but it's a separate scheme available on selected Persimmon developments.

Deposit Bridge isn't part of the Government Right to Buy scheme, so you'll apply for a standard mortgage when you're ready to buy your home.

Some customers may find that the 10% discount helps them access borrowing similar to a Right to Buy mortgage, subject to lender criteria.

Wayhome's funding partner owns the property during your five-year agreement while you enjoy living in the home.

  1. Deposit Bridge is available on selected Persimmon homes and selected plots at participating developments in England only, subject to availability, customer status and eligibility. Acceptance of the sale is entirely at the discretion of Persimmon. In these Terms and Conditions, "You" means the customer(s), "We", "Us" and "Our" mean Persimmon Homes Limited and "Wayhome" means Wayhome Limited, Persimmon's scheme partner.
  2. Deposit Bridge is subject to Wayhome's eligibility, affordability and approval criteria. Applicants must satisfy Wayhome's requirements at the time of application. Eligibility criteria may change from time to time and meeting the published eligibility criteria does not guarantee acceptance onto the scheme. Current eligibility requirements can be found on the Wayhome Eligibility page
  3. A £1,000 reservation fee is payable when reserving a participating home and is deducted from the 1% purchase option fee payable before You move into the property. During the five-year agreement, the property is owned by Wayhome’s financial partner and occupied by You in accordance with the terms of Your agreement with Wayhome.
  4. Monthly payments are fixed for the initial five-year agreement period in accordance with the terms of Your agreement with Wayhome.
  5. At the end of the five-year agreement, You may have the opportunity to purchase the property with a discount equivalent to 10% of the property's market value, as determined in accordance with the terms of Your agreement with Wayhome. The discount is not a cash payment, has no cash alternative and may only be used in accordance with the scheme terms.
  6. The ability to use the 10% purchase discount in place of a traditional cash deposit will depend on Your individual circumstances and participating mortgage lenders' lending criteria. Mortgage applications are subject to status, affordability and lender approval. Neither Persimmon nor Wayhome can guarantee that a mortgage application will be successful.
  7. You are under no obligation to purchase the property at the end of the agreement. Where eligible, a tenancy completion incentive of up to 7% may be available if the property is sold, subject to the terms of the Wayhome agreement.
  8. Flooring throughout, a fridge/freezer and rear garden turf are included on eligible homes only. Incentives and specifications may vary by development and plot.
  9. Deposit Bridge may not be available in conjunction with any other Persimmon promotion or incentive unless otherwise agreed by Persimmon.
  10. Persimmon reserves the right to amend, withdraw or extend Deposit Bridge at any time without prior notice. Full scheme documentation and legal terms will be provided by Wayhome before any agreement is entered into. Nothing in these Terms and Conditions constitutes financial, mortgage, tax or legal advice and You should obtain independent professional advice before proceeding.
