Leading housebuilder secures approval for second phase at Newton Abbot site

Persimmon Homes South West has secured planning approval for the second phase of its high-quality new homes development at Langford Bridge, Newton Abbot, delivering a further 88 quality new homes for local people.

The approval, granted by Teignbridge District Council's planning committee, follows consent in December 2023 for the first phase of 40 homes, taking the total number of properties now approved at the Kings Meadow site to 128. The wider outline masterplan allows for up to 450 homes, as well as land for employment, schools, and a local centre.

To support Teignbridge’s declaration of a climate emergency, the development will continue Persimmon’s sustainable approach, creating a no-gas site with homes powered by air source heat pumps, EV charging points, and integrated sustainable drainage systems.

The Phase 2 approval will also deliver 18 affordable homes — 13 for affordable rent and five for shared ownership — ensuring a mix of properties that meet local housing needs. The homes will range from one- to four-bedroom designs, all meeting national accessibility and space standards.

The development will provide over £750,000 in Community Infrastructure Levy (CIL) and more than £2.35 million in Section 106 contributions to support local services, transport links, and community facilities. 

New cycle and pedestrian routes, public open spaces, and biodiversity protection zones will form a key part of the scheme, with existing trees and hedgerows retained and dark corridors created to protect bat habitats.

Persimmon will once again implement its successful ‘local homes guarantee’, offering people living within the Teignbridge area first refusal on most homes for the first eight weeks after launch. In the first phase, over 80% of buyers lived within 10 miles of the development.

The Langford Bridge site is helping meet the District Council’s five-year housing land supply while contributing to its Local Plan and climate objectives.
