LIFT

Make home ownership more achievable with the Scottish Government’s Low-cost Initiative for First Time Buyers (LIFT) scheme.

Looking to buy a new home in Scotland?

LIFT is a shared equity scheme designed to help eligible buyers purchase a home with a smaller mortgage and lower upfront costs. You buy the majority share of your new home, while the Scottish Government provides funding for the remaining share. Buyers own the property outright, with the Government’s interest secured against the property.

Whether you’re taking your first step onto the property ladder or qualify through one of the scheme’s priority groups, LIFT could help make your move happen sooner.

How does LIFT work?

The Scottish Government can contribute between 10% and 40% of your home’s purchase price, reducing the amount you need to fund through your mortgage and deposit.

Key benefits include:

  • The Scottish Government could fund up to 40% of your new home’s purchase price.
  • A smaller mortgage may be needed, making home ownership more affordable.
  • Available across Scotland, subject to eligibility and regional price thresholds.
  • You own your home and can increase your share over time.
  • Available to first-time buyers and selected priority groups.

You’ll own your home

LIFT is a shared equity scheme, not a shared ownership scheme. You’ll have full title to your property and can increase your equity share in the future if you choose to do so. When you sell your home, the Scottish Government receives the same percentage share of the sale price as its original contribution.
