Approval for next stage of Cribbs Patchway new neighbourhood
16 July 2026
Our Severn Valley region behind the Beaufort Park development north of Bristol has secured its latest planning permission for the site.
Persimmon Homes Severn Valley secured consent for the next 147 homes at the scheme located at Fishpool Hill from South Gloucestershire Council last week. 45 of the 147 are reserved for a housing association, helping to tackle the local waiting list.
The consent for this latest parcel triggers £2.65m in financial contributions from the developer to the local community as well as £39,000 to implement sustainable travel measures in the vicinity.
All the properties are zero carbon-ready and will have solar panels and fitted with electric vehicle charging points. The plans for this fourth phase of development includes an equipped playground.
The approved scheme includes a series of retained trees and enhanced hedgerows, two allotments, ecological improvements in the public space for local wildlife, and the continuation of the cycle-footpath along the primary street from other phases.
This takes the total number of units with detailed consent at Beaufort Park to 501 of the 1,100 approved at the outline stage. Currently, there are two-bed homes available for sale from £325,000 at Beaufort Park. More properties are due to go on sale soon.
Commenting, Persimmon Homes Severn Valley Managing Director Claire Burton said:
“We are very pleased with on-site progress being made at Fishpool Hill and we are proud to be delivering much-needed housing in South Gloucestershire.
“Therefore, we are delighted to have secured the hard-earned planning permission for the latest phase of the site, which will not only mean the construction of more homes for local people, but also significant financial contributions for the community here.
“Along with housing association properties, allotments, environmental and active travel enhancements, and a playground, this approved phase produces so many benefits, in addition to the benefits the wider development creates for Cribbs Causeway.
“We look forward to building on our relationships with the local authority and the community as we work towards leaving a positive and lasting legacy at Fishpool Hill.”
