Unanimous approval for latest homes in Downham Market
08 October 2026
We have welcomed a unanimous decision by the Borough Council of King’s Lynn and West Norfolk to approve plans for 114 new homes in Downham Market.
Plans for land south of Bridle Lane, Downham Market were presented to the planning committee this week by the East Midlands team with all councillors voting in support for the scheme, which forms Phase 2 of The Willows development. The scheme will deliver a mix of energy efficient homes ranging from one-bedroom properties to five-bedroom family homes, including bungalows which will help respond to local housing needs.
The latest development will provide 23 affordable homes, comprising 16 properties for affordable rent and seven shared ownership homes, helping local people access high-quality housing in an area of growing demand.
The scheme will also deliver approximately 1hectare of open space, two new play areas, extensive landscaping, enhanced biodiversity and significant investment in local infrastructure through Section 106 contributions totalling almost £1 million. This includes £520,000 for Downham Market Academy, almost £250,000 towards SEND provision, £164,000 for NHS services and £21,000 for local library provision.
Designed with sustainability at its heart, every home will include an electric vehicle charging point, while the development will feature attenuation ponds to support sustainable drainage and create new wildlife habitats.
As part of Persimmon's commitment to the Homes for Nature initiative, the housebuilder will also provide the equivalent of one bird box or swift brick per home, alongside hedgehog highways throughout the site.
Michelle Jeffrey, Deputy Managing Director of Persimmon Homes East Midlands, said:
"We are delighted that councillors have unanimously supported our plans for the next phase of The Willows in Downham Market.
"This development will provide a range of high-quality, energy-efficient homes, including much-needed affordable housing, while also delivering new green spaces, play areas and significant investment in local services and infrastructure."
