Work to start on 187 new homes for Ixworth

A development of 187 energy‑efficient new homes, plus land for a new primary school, has been given the green light by West Suffolk Council.

The planning committee voted in favour of the application from our Suffolk region for the new homes on land at Crown Lane, Ixworth.

The site, which is allocated for housing in the adopted West Suffolk Local Plan, includes land for a 420-place primary school for the village. It will also deliver a range of community benefits that will upgrade the surrounding road network, improve pedestrian safety and offer an extension to the existing cemetery.

We will deliver a mix of one to five-bedroom properties, with 40% of homes designated for affordable rent or shared ownership, including six wheelchair-accessible properties and two bungalows.

The development will prioritise sustainability, with all homes benefiting from electric vehicle charging, and the majority equipped with air source heat pumps to improve energy efficiency and help reduce residents’ energy bills.

New public open spaces, children’s play areas and a network of green infrastructure will be delivered, alongside a Suitable Alternative Natural Greenspace (SANG) to support local habitats and increase biodiversity.

Through Section 106 contributions, the development will provide around £2.4 million towards healthcare provision, community facilities, sustainable transport and public rights of way.

We'll offer their exclusive Local Homes Guarantee, giving people with a local connection priority access to a proportion of the market homes when they are released for sale.
