Application submitted to bring 300 much-needed homes to Cornish town

Cornwall and West Devon region has lodged its bid to bring hundreds of new homes to Saltash.
Persimmon Homes Cornwall & West Devon’s outline application is for up to 300 properties in the town, establishing the principle of development, with detailed matters to follow if approved.
The builder has undertaken extensive engagement with the local community in advance of the submission, working closely with the Council, its Design Review Panel, and members of its planning committees in addition to speaking with consultees, offering to meet Saltash Town Council, and undertaking a public consultation.
As a direct result of this engagement, Persimmon will include land for a community hub as part of its application to build at Latchbrook Farm. A website has been live and available to the public prior to submission.
As part of its commitment to the local community, the application reserves 30% of the properties for a local housing association to tackle the Council’s housing waiting list which, at over 25,000 households, is one of the longest of any local authority in Britain.
The proposal would also include active travel networks, an equipped playground, a natural play area, and safeguarding over half of the development for green space. The scheme also includes plans for bike storage, biodiversity net gain, and wildlife corridors.
Millions of pounds in community investment would accompany a successful application. It is also intended that the scheme will link into other proposed infrastructure projects in the vicinity to ensure new developments connect effortlessly with each other and the town.
A site for a new school has been reserved to the immediate north of this site, and Persimmon will provide contributions to facilitate its opening, which can also be used by the Council to improve existing schools in the area. Similarly, a neighbourhood centre is also proposed in Treledan, so residents will have a direct link to the new centre once the overpass is constructed.
The Persimmon site would connect into a proposed cycle/pedestrian overpass from Treledan over the A38 onto Liskeard Road, providing an onward connection to the roundabout. This is alongside active efforts to supply a bus stop to service the development.
