Green light for 2,800-home West Lothian community as Gavieside plans unanimously approved

Persimmon Homes development on the west of Livingston to deliver affordable housing, new school, healthcare land and major infrastructure investment.

Plans for a major new community delivering up to 2,800 energy-efficient homes on the west side of Livingston have been unanimously approved by West Lothian Council.

The decision gives Persimmon Homes the green light to bring forward its vision for Gavieside Farm, a site already allocated for development in the local plan, creating one of the largest new residential communities in West Lothian.

As part of the proposals, around 700 affordable homes will be provided to help local people in housing need, alongside a new primary school, land for healthcare uses, a village centre with retail and community space, a network of open spaces and play area and employment land to support local businesses and jobs.

The development is also expected to support more than 450 jobs each year during construction, providing a significant boost to the local economy.

Extensive investment in infrastructure will accompany the new homes, including a new Gavieside Bridge, and a network of active travel routes designed to encourage walking and cycling.

The plans also include substantial areas of landscaped open space, local parks and biodiversity enhancements, creating a sustainable new neighbourhood for future generations.

Neil Martin, Persimmon Homes East Scotland Land Director, said:

"This unanimous approval marks a major milestone for Gavieside Farm and reflects the significant benefits the development will bring to West Lothian.

"As well as delivering up to 2,800 high-quality, energy-efficient homes, including 700 affordable homes, the plans will provide investment in schools, healthcare, transport infrastructure and community facilities.

"We look forward to continuing to work closely with West Lothian Council and local stakeholders as we bring this new community to life."

The development will be delivered over a number of phases and is expected to create a thriving new community linking Livingston and West Calder, helping meet growing demand for high-quality, energy-efficient homes across West Lothian.
