Persimmon secures approval for 527 new homes in Bodmin

Persimmon Homes Cornwall has secured reserved matters approval from Cornwall Council for a major new residential development in Bodmin, unlocking 527 much-needed new homes alongside significant investment in local infrastructure, employment and public services.

Cornwall Council’s decision will deliver a mix of high-quality homes to meet local demand, including 132 affordable homes, split evenly between affordable rent and shared ownership, helping more local families onto the property ladder.

All new homes will be highly energy-efficient and fitted with air source heat pumps and electric vehicle charging points, supporting lower household bills and a more sustainable future for new residents.

The development unlocks more than £3.5 million in developer contributions, supporting new community facilities, education and transport improvements across the town. This includes £1.5 million for education, a further £1.5 million towards transport upgrades and a new bus route, and £370,000 for new traffic lights to improve local highways.

It will also generate ongoing income for public services, including £950,000 for Cornwall Council, £137,000 for Devon and Cornwall Police, and £82,000 for Bodmin Town Council every year.

The construction of the new community will create local jobs and training opportunities, while boosting Bodmin’s economy through new resident spending and business growth.

The scheme also delivers new green spaces, community facilities and major ecological improvements. It will provide an 86.5% biodiversity net gain, supported by enhanced hedgerows, nature habitats and targeted measures including bird, bat and dormouse boxes to protect local wildlife.

Residents will also benefit from new parks, allotments, play areas, a community orchard and a community centre, alongside more than two hectares of landscaped open space that will encourage outdoor activity and support wellbeing.

The new development marks a major investment in Bodmin’s growth, helping support first-time buyers, families and key workers to live, work and thrive in the local area.
