Land purchase secures consented housing site at St Ippolyts

A national housebuilder has secured ownership of a consented housing site at St Ippolyts in North Hertfordshire.

Charles Church has completed the purchase of a consented site to the south of Waterdell Lane, acquiring the land with full planning permission already in place.

The approved plans allow for the delivery of 52 homes, with a mix ranging from one to five-bedroom properties.

The consent also secures significant community and environmental benefits. Public open space will be provided on site, including a Local Area for Play, alongside a biodiversity net gain of around 24 per cent delivered within the development.

As part of the development, Charles Church will pay Section 106 contributions totalling around £1.6 million towards local infrastructure and community facilities, including St Ippolyts Primary School.

Bryan O'Mahoney, Land Director for Charles Church Midlands said:

“This is a well-considered, consented site that will deliver homes for local people in St Ippolyts. Having full planning permission in place means we can move straight into delivery, bringing forward a mix of homes alongside new green space, play provision and meaningful biodiversity gains that will benefit the community from the outset.”

With the land transaction now complete, Charles Church will move forward with building out the approved development in line with the existing permission.
