Plans submitted for 179 quality new homes at first housing phase at Valley Park, Didcot

31 March 2023

Wessex region has submitted plans for its first phase of development at Valley Park in Didcot.

Valley Park is a consortium-led site between Persimmon and Taylor Wimpey on land to the west of Great Western Park, which was granted outline planning permission for 4,254 dwellings and other supporting infrastructure in February 2022.

Persimmon’s first phase application – known as Phase 1P – has been submitted to the Vale of White Horse District Council and includes plans to deliver 179 quality new homes. The proposals include a variety of house types and sizes – from 1-bed apartments to 4-bed houses – to meet a diverse range of local needs and create a balanced community.

We have been working closely with the local authority to ensure the scheme creates a strong sense of place by using a contemporary architectural approach which responds to the character and appearance of the local area.

Commenting on the plans, Persimmon Wessex region managing director, Julian Roper, said:

“We are very excited to submit our high-quality plans for the first phase of development at Valley Park.

“Persimmon’s first phase will deliver 179 quality new homes for local people, including a range of 1, 2, 3 and 4-bedroom properties and 60 social homes, which will be equipped with electric charging points and solar panels.

“The strategic site at Valley Park will deliver a huge range of investment locally with over £20m allocated for the delivery of two new primary schools on-site, £9m for secondary education, £15.2m for new road improvements, £3.6m for public transport and millions of pounds for the delivery of a new healthcare facility at Valley Park.

“Our first-phase proposals include a new village green and have responded to key design requests from key stakeholders and sought to create a high-quality, contemporary scheme, which has responded to the character and appearance of the local area, and sets a strong precedent for the development of future phases on the site.

“As a local business, we are committed to delivering this scheme in Didcot with quality and customer service at its heart, and look forward to continuing our work with key stakeholders and the local community to deliver a truly transformational scheme which delivers substantial benefit in the local area.”

The strategic site at Valley Park will see 1,489 homes transferred by the respective housebuilders to a local housing association. As part of the first phase, Persimmon will transfer 60 homes to a local partner for the provision of social housing for local people.

The Valley Park scheme has substantial S106 provisions including over £20m allocated for the delivery of two new primary schools on-site, £9m for secondary education and over £1.2m for special education infrastructure.

A further £15.2m has been allocated for new road improvements, £3.6m for public transport and millions of pounds for the delivery of a new healthcare facility at Valley Park.

Significant funding is also provided in key areas such as health and well-being, library provision, public art, sports and leisure, as we are determined to deliver a sustainable and inclusive community.
