Launching at the end of June 2026, the First Homes Fund is designed to help first-time buyers take that exciting first step onto the property ladder. If you're eligible, you could receive £10,000 towards your deposit on homes up to £300,000 - making your new home feel more within reach.*
And that's not all. If your application is approved, we'll also include free carpets and appliances, so you can settle in and start enjoying your new home from day one.
How does it work?
The First Homes Fund is a shared equity scheme. That means the Scottish Government will contribute £10,000 towards your deposit in exchange for a small equity share in your home, while you remain the homeowner.
There are no monthly repayments and no interest to pay on the contribution. When you choose to sell your home in the future, you'll repay the same percentage share of your home's value that the original £10,000 represented.

FAQs
The First Homes Fund is open to first-time buyers in Scotland who don’t own any other property. Please note that the First Home Fund is operated by the Scottish Government. Persimmon Homes is not responsible for the administration, approval or availability of the scheme.
The scheme can be used on selected Persimmon Homes in Scotland up to the value of £300,000.
To use the scheme you’ll need to reserve an eligible property between 1st July and 30th September 2026, and complete your purchase by 31s December 2026.
No, the First Homes Fund cannot be used in conjunction with another Persimmon Homes scheme. However, each home sold by Persimmon using the First Homes Fund will also be fitted with carpets and appliances so that you have a home that you can move into on completion day.

Terms and Conditions
First Home Fund 2026 Offer (“Offer”)
The Offer is available on selected new Persimmon homes in Scotland, subject to availability and eligibility.
- Eligibility
- The Offer is available only to purchasers who:
- Are eligible for and successfully approved under the Scottish Government’s First Home Fund scheme (or any successor scheme);
- Meet all criteria set by the Scottish Government and any mortgage lender requirements;
- Are purchasing a qualifying property as their primary residence;
- Are aged 18 years or over.
- A first-time buyer is defined in accordance with the Scottish Government’s eligibility criteria applicable at the time of application.
- Purchasers must independently satisfy themselves that they meet the requirements of the First Home Fund scheme. Persimmon cannot guarantee eligibility or approval.
- Scottish Government First Home Fund
- Under the First Home Fund scheme, eligible purchasers may receive a Scottish Government equity contribution of up to £10,000 towards the purchase of their home.
- The Scottish Government equity contribution:
- Is subject to approval by the Scottish Government and/or its appointed administrators;
- Is subject to scheme availability and funding;
- May be withdrawn, amended or closed without notice by the Scottish Government;
- Creates an equity interest in the property in favour of the Scottish Government.
- The homeowner will own and have title to the property but will be required to comply with the terms of the Scottish Government shared-equity agreement.
- No representation or warranty is given by Persimmon regarding the continued availability of the First Home Fund scheme.
- Property eligibility
- The Offer is available on selected plots and developments only up to £300,000.
- The property purchased must satisfy any value limits or eligibility requirements imposed by the Scottish Government at the time of application.
- Not all developments or house types may qualify.
- Reservation and purchase requirements
- To qualify, purchasers must:
- Reserve an eligible property between 01/07/26 and 30/09/26;
- Exchange contracts within the timeframe specified by Persimmon;
- Complete the purchase by 31/12/26, unless otherwise agreed in writing.
- Persimmon reserves the right to withdraw, alter or extend the Offer at any time prior to reservation.
- Flooring contribution
- Eligible purchasers may receive a flooring package supplied and installed by Persimmon with a maximum value of up to £[INSERT VALUE].
- Flooring products, specifications, colours and ranges are subject to availability and may vary by development and house type.
- No cash alternative is available.
- The flooring package must be selected from Persimmon’s nominated supplier(s).
- Any upgrades or selections above the stated allowance must be paid for by the purchaser prior to legal completion.
- Appliance package
- Eligible purchasers may receive selected kitchen appliances supplied by Persimmon with a maximum value of up to £[INSERT VALUE].ris
- Appliance models, brands and specifications may vary between developments and are subject to availability.
- Persimmon reserves the right to substitute appliances with alternatives of equivalent quality and value where necessary.
- No cash alternative is available.
- Any upgrades requested by the purchaser beyond the stated allowance must be paid for in full before legal completion.
- General
- The Offer cannot be used in conjunction with any other Persimmon promotion, incentive or scheme unless expressly stated by Persimmon.
- The Offer has no cash value and no cash alternative will be provided.
- The Offer is not transferable to another purchaser, property or development.
- Purchasers are responsible for obtaining independent legal, financial and mortgage advice before proceeding.
- Persimmon Homes reserves the right to amend, suspend or withdraw this Offer at any time.
- These Terms and Conditions are correct at the time of publication and may be updated from time to time.
- Your home may be repossessed if you do not keep up repayments on your mortgage.
- Nothing in these Terms and Conditions affects your statutory rights.
