Green light for new homes in Wakefield

Wakefield Councillors have voted to approve plans for 298 new homes in Knottingley.

Built on land allocated for housing in the Wakefield Local Plan, the plans will provide a mix of homes for local families, first-time buyers, and downsizers alike.

Properties will range from 2 to 4-bedrooms including terraced, semi-detached and detached houses.

Located 5 minutes from the town centre and Knottingley train station, homeowners will also benefit from excellent links to both the A1 and M62.

All homes will feature electric vehicle chargers and air-source heat pumps, meaning the development will exceed current building regulations and will be ‘gas-free’.

The development will achieve a 10% biodiversity net gain through a combination of on-site enhancements and off-site contributions.

Residents will also have access to over 15,000 sqm of public open space, including a children's play area and a kickabout area.

The housebuilder will contribute over £400,000 for improvements to local infrastructure including level crossing enhancements at Blackburn Lane and bus shelter improvements for routes 148/149 at Common Lane/Weeland Road.

“This development will provide a range of house types for young people, families and downsizers alike with excellent access to local amenities.

“In addition to delivering much needed quality new housing, approval of these plans also secures further investment in Knottingley.”
