Green light for latest phase of north west Haverhill community
28 February 2025

Suffolk has been granted planning permission for one of the final phases of the Boyton Place development in Haverhill.
Members of West Suffolk Council’s planning committee voted in favour of the plans for 112 energy-efficient homes, including 34 homes available for either shared ownership or below market rent.
The approval comes as the business awaits a delegated decision on an application for Phase 3A and the new local centre within the Boyton Place community, which will bring a retail space suitable for a small supermarket and cafe facilities, plus further homes to the development.
Work is due start work on these latest phases in coming months and the business will also be delivering several key community assets this year including a second play area, a multi use games area and allotments.
The Haverhill Relief Road to the north of the site is due for completion this spring. Phases 5A and 5C will feature the latest range of eco homes from Persimmon, which offer thermally-efficient walls and floors, enhanced loft insulation and all homes will have access to an electric vehicle charging point. PV panels will be used across the latest phase to maximise the use of renewable energy.
We will be installing swift bricks, birdboxes and sparrow terraces across this phase, and fences will contain hedgehog holes to support wildlife. Once Boyton Place is complete, we will have delivered a total of 1,034 new homes in north west Haverhill, helping meet local demand for housing.
Through developer contributions for this new community, we are investing £8m into local public services and facilities for the community. This includes a £5m education contribution, £700,000 for early years education provision and £650,000 for public transport services. We will also have contributed £200,000 towards community facilities, £400,000 towards healthcare provision and £17,500 for cemeteries, as well as providing a primary school site.
Commenting, Persimmon Homes Suffolk’s Managing Director, Ian Hamilton, said “Persimmon is creating a welcoming new community in north west Haverhill, building five-star homes that meet the demand locally and help tackle housing waiting lists.
“We are bringing more than just new homes to the town, we are creating retail opportunities, play facilities and introducing measures to promote biodiversity, as well as building the new relief road to take traffic away from the town centre.
“We are proud of our development at Boyton Place and are delighted to be able to move forwards with this latest phase in coming months.”
